Florian Development
In early 2022, Thames Pacific engaged Built Construction Group to undertake a major building development on the Kāpiti Coast – the Florian Development. It meets the demand for apartment-style living on the coast with access to nearby trains and the expressway to Wellington city.
The development involves construction of 64 two-storey townhouses with private courtyards, spread over eight well-spaced, standalone blocks within a fully fenced lot. Landscaping includes everything from setting out communal refuse areas to planting throughout.
Thames Pacific partnered with architectural firm, Design Group Stapleton Elliot, for the design. It features a contemporary façade with angle wing walls and projected triangular decks. The cladding is clean, exterior solid plaster contrasted with sections of natural timber.
The interiors provide spacious, open plan living on the ground floor, opening out to private courtyards. The kitchens have custom engineered stone benchtops and white subway tiles. Upstairs, there are double-sized bedrooms and tiled bathrooms with high quality fittings and fixtures.
At the height of the project there were around 35 carpenters working over the eight blocks. We also engaged the following subcontractors:
To meet the tight project timeframes, the construction of all eight blocks are being worked on concurrently. With two initial stages, where four blocks were commenced 3 months prior. To enable the pre-nail framing/truss and cassettes installation to run consecutively and at full compacity from our supplier.
We’ve faced some challenges with defective products and materials being supplied in orders received. We rigorously check all materials when they arrive to ensure only the best products are used.
The project is expected to take around 18 months, with completion in late 2023.
