Century City Apartments

In September 2024, Property Manager YPM Limited engaged Built Construction Group to remedy a leak between the 8th and 9th floors of Century City Apartments at 72 Tory Street, Wellington. 

Built Construction Group needed to install a shrink-wrapped scaffold to provide temporary weatherproofing and prepare the site in a way that allowed the tenant to continue occupying the apartment throughout the work.

Demolition works were undertaken to remove the deck and repair the timber structure. To inspect the framing, we removed the exterior joinery and cladding, then reinforced the framing for compliance. The corroded structural steel beams were repaired and coated too.

A new membrane deck was constructed with compliant falls to a new rainwater head. Then we re-clad the exterior walls and reinstalled the joinery, adding new flashings and waterproofing elements.

Replacement deck tiles were installed on jacks above the membrane to ensure effective drainage. We strengthened the balustrade and handrails to meet compliance standards. The new internal and external linings were then painted to match the rest of the complex, as required by the body corporate.

Following removal of the cladding and substrate, there was a number of issues that needed to be addressed that weren’t clear from the outset, as is often the case. We dealt with those challenges efficiently in communication with the structural and architectural engineers. 

Some brainstorming onsite to prevent future issues, included adding an extra overflow outlet while the framing was exposed and applying an anti-corrosive coating to the structural steel. And following investigating who completed previous works we liaised with the original joinery installers from 20 years ago, allowing us to do a tidy job of removing and replacing the necessary joinery.

The project was completed in February 2025. We’ve had two to four builders working on the job at various times. We also engaged the following subtrades:

  • Scaffolders and shrink-wrap installers
  • Steel fabricators
  • Window joiners
  • Waterproofing applicators for the new membrane decking
  • Electricians
  • Plumbers
  • Painters and Plasterers 

Our work on this project has ensured the apartment is weathertight, made the deck safe for tenant use and brought the property into full compliance with council requirements.
